Question WE DO NOT WANT SAWANTWADI, DO YOU HAVE PROJECTS AT KANKAVLI, KUDAL, ETC. ?

Question IS THE BUDGET HIGH ?
Answer It depends upon what you are comparing with. We have N.A. plots. 50% of the land is road and open area. After providing for Amenities 7/12 of the N.A. plot is prepared. Question DO YOU OFFER ONLY PLOTS ?
Answer If you are planning to buy plots for now and construct later, then we advice you to buy at Sawantwadi Railway Terminus (2.5 km.). But you won't be able to buy a Bungalow with plot at such a cheap rate. Hence, we advice you to buy it today. We can help you procure loan for your Bungalow. The rates are going up everyday due to the upcoming Sawantwadi Terminus.
Question IF WE GIVE YOU THE PLOT, CAN YOU CONSTRUCT FOR US ?
Answer We offer Plaswall construction, which is far superior to the traditional  construction, Red laterite Construction. This is feasible only if we construct 50-60 bungalows at a time. Hence, it won't be possible for us to construct one bungalow. In that case, you can go for our container houses.
Question CAN WE LEASE OUT THE BUNGALOW AFTER POSSESSION ? HOW MUCH RENT CAN IT FETCH ?
Answer Yes. Bungalow owners can even come together (at least 60% ) and offer their Bungalows as a Resort. If you can tie-up with MTDC, you can fetch handsome gains.
Question HOW FAR IS IT FROM THE HIGHWAY ?
Answer It is 300 mtr. away from State Highway and 1.5 to 2 km. from NH-17.
Question IS THE PLACE IN PROXIMITY TO THE MARKET ? ARE THINGS OF DAILY USE EASILY AVAILABLE ?

Question WHAT IS THE CARPET AREA OF 1 BHK OF 463 SQ. FT. ?
Answer The carpet area of 1 BHK of 463 sq. ft. is 400 sq. ft. Only 137 mm wall thickness is deducted from the built-up area. Parking area, area under the Chajja and terrace are not included in built-up area. Our loading is only 13% to 24%, while other developers load 20% to 45%.
Question DO YOU HAVE ANY CONVEYANCE FACILITY FROM MUMBAI TILL YOUR SITE ?
Answer We offer pick-up facility from Sawantwadi Railway station, if informed before-hand. 
Question HOW MANY WELLS ARE THERE FOR A SITE OF 100 BUNGALOWS ?
Answer There is only one well. But as you have read in our Information Brochure/ calendar , due to pressure of rainwater, water will be filled in cellular holes in the nearby black stones. A borewell of 250/300 feet will be able to accumulate good quantity of water. Due to this, there will be no scarcity of water even in the month of May.
Question PLASWALL SHEET IS MADE OF WHICH MATERIAL ?
Answer The sheet is made by Fabtech Sterling Building Technologies Pvt. Ltd.(Mr. Mark Telor ) – Inventor, Designer & Patent holder. We have already mentioned its benefits. Construction with this superior technology, withstands the Konkan environment. This technology has been approved by the UK government as well as IIT - Mumbai.
Question IF THERE IS MODIFICATION IN PLUMBING WORK & TAB , IT CAN BE POOSIBLE TO REPLACE IN PLASWALL CONSTRUCTION ?
Answer Yes, it can be replaced, but the cost will be high. Also, demolition will be a tough task.
 
Question WHAT IS FSI AND WHAT ARE ITS BENEFITS ?
Answer FSI means Floor Space Index. Its benefit is that you are the owner of the plot. In future, you can do extra construction, you can start your own Hotel or even do a Building Project or you can even sell it to a builder. We do not keep the FSI, it is transferred to you for your future benefit.
 
Question WHAT IS THE FSI FOR 3 GUNTHA PLOT ?
Answer 3 Guntha means 3228 sq. ft. Suppose you have 1 FSI. You can construct 3228 sq. ft. on the middle 33% plot area – Ground + 3 Floors. (You can even get more, but for every place there are different rules). On some of our sites there is 0.40 more FSI, which means you can construct 4520 sq. ft. (Ground + 3 Floors) on a 3228 sq. ft. plot.
Question IF WE WANT TO EXTEND OUR CONSTRUCTION, CAN WE DO RED LATERITE CONSTRUCTION WORK OR WE WILL HAVE TO THE SAME PLASWALL TECHNOLOGY ?
Answer The choice is yours. You can either use Red Laterite  or our superior Plaswall Technology for extension purpose.
Question DO YOU DO THE INTERIORS AS WELL ?
Answer Yes sure, if you provide us with your requirements before-hand.
Question IS THE NEIGHBOURHOOD POPULATED ?
Answer Yes, the neighborhood is scantly populated. Since this is a junction the adjoining plots are sold. In a years time, there will be a different picture altogether.
 
Question ONLY 1 WELL FOR 100 BUNGALOWS ? WILL IT SUFFICE IN SUMMER ?

Question WHAT IS THE COST PER GUNTHA AND WHAT IS THE CONSTRUCTION COST ?

Answer 15 km. for Goa border, 50 km - Panaji, 35 km - Mahapsa.

Question WHAT WAS THE PRICE OF THE SITES COMPLETE EARLIER ?
Answer You will feel sad by knowing the previous rates. Why not look at what price you can fetch in the future ? 9 to 10 lakhs per Guntha plus appreciation for proximity to Terminus. Land area in India is not increasing compared to its increasing population. Keeping this in mind, the rates of land are never going to come down.
Question IS LOAN FACILITY AVAILABLE, AND HOW MUCH PERCENTAGE ?
